Useful answers before you start

Conservatory questions, answered

How much does a new conservatory cost?

The price depends on the footprint, foundations, drainage, roof, frames, glazing, doors and interior finish. A new build and a replacement on an existing base can involve very different work. We provide a tailored written quotation after discussing your plans and assessing the site.

Which conservatory style makes the best use of space?

An Edwardian or Georgian conservatory has a square or rectangular layout that is easy to furnish. A lean-to can suit a shallower garden or a home with limited roof height. Victorian and gable designs create different rooflines and views. The best choice depends on your house, available space and how you want to use the room.

Should I choose a glass, tiled or hybrid roof?

A glass roof prioritises daylight and a view of the sky. An Ultraroof tiled roof gives a more enclosed room feel with a plastered ceiling. Livinroof combines solid sections with selected areas of glazing. We consider the room’s orientation, neighbouring rooms, ventilation and insulation before recommending a specification.

Will my conservatory be comfortable throughout the year?

Comfort depends on the whole design: roof and wall insulation, glazing, ventilation, shading, heating and the direction the room faces. Solar-control glass can help manage solar gain, but no single product removes the need to plan for temperature control. Tell us whether the room will be a dining space, sitting room or workspace.

Do I need planning permission?

A conservatory follows the planning rules for home extensions. Some house projects qualify as permitted development, subject to conditions and limits. Previous extensions and local restrictions can affect this. We will discuss the checks needed for your proposal; confirm its position with the local planning authority before work starts.

Do Building Regulations apply?

Planning permission and Building Regulations are separate. Some conservatories qualify for an exemption only when all relevant criteria are met. Removing the separating doors, creating a structural opening or changing the roof can affect the requirements. Glazing and electrical work still need to meet applicable standards. We will establish the appropriate Building Control route for your design.

Can you replace just the roof or reuse my existing base?

Potentially, after a survey. We need to assess the foundations, base, frames and structure before proposing a new roof or a conversion. If suitable, retaining parts of the existing conservatory can reduce the scope of work. We will explain where repair or replacement is necessary.

How long does installation take?

The programme depends on design, approvals, ground conditions, manufacturing and the amount of building and finishing work. Roof-only work is different from a complete new conservatory. We will agree a project-specific schedule and explain the key stages before installation.

Do you offer conservatory finance?

Finance is available on qualifying installations. Our current finance page offers 0% over 12 months with a minimum 20% deposit, subject to status, eligibility and lender approval. Ask us to confirm the available options for your project and review the full terms before applying.

Where do you install conservatories?

We work across Essex from our Brightlingsea base, including Colchester, Clacton-on-Sea, Wivenhoe, Harwich, Manningtree, Maldon and Chelmsford. Send your postcode with your enquiry so we can confirm the arrangements for your location.

Can I discuss my plans at your showroom?
